What added value do you bring to the table?

Most of our members are newbies to the field of real estate looking for some REI 101-type educational opportunities for the start of their real estate journey.

Actually, my experience with NaREIA (National Real Estate Investors Association) as a Board Member taught me that most organizations have 1/3 new and just starting, 1/3 hang on for 5 years average, and 1/3 are the seasoned investors. 

Information Technology Integration Services was the best way of describing what I do, but it incorporates a number of things that each market segment would be interested in. For example, I use a program that allows me to analyze multiple properties from a numbers perspective. I can send you a sample report.

ROI, CAP rate, Cash on Cash return, NOI, etc. are all fundamental metrics that a hard money lender or a local bank would want to see before lending money. The program that I use and would offer to GDREIA members would GREATLY enhance their market knowledge and analysis of deals.

For seasoned investors, I can combine multiple properties with a highly sophisticated portfolio analysis. For instance, Paul XXXXX (like me) is at the point in his investing career that he is wanting to sell his portfolio of 50 properties. 

He is a perfect candidate for such a service. 

But, our services go beyond deal and portfolio analysis. We have extensive experience in SMART home and rental integration. For instance, if a person is conducting a rehab, we have a solution to monitor “presence”.

One of the biggest risks to anyone doing a rehab is the possibility of vandalism. By providing a low cost camera and internet connection, the rehabber can be alerted if someone is trespassing. We are talking about a plug and play solution that will cost less than $250 even if the property does not have electric. 

The seasoned investors are probably beyond the point of implementing any new technology into the way they do business. So we believe you may be hard-pressed to find anyone in GD REIA who even could utilize information technology integration services.  I think my example of assisting seasoned investors like Paul XXXXXX suggests we can help them, as well.
